CCH is a real estate investment management firm offering investors unique access to the China real estate market.  Co-working together since 2005, our co-founders closed their first discretionary US$ fund in 2012.  By singlehandedly executing and owning 100% of our first two investments, we differentiate ourselves from those who rely on local partners or third-party service providers.  The transforming China market is ripe with opportunities in tier-one cities with favorable risk-return profiles, inclusive of ample capital gain and robust yields.  With a seasoned, international management and execution team, CCH has managed to unlock the exciting Chinese real estate market.

Strategy

CCH places focus on suburban malls in China’s first-tier cities, which is an asset class to benefit from urbanization and the rapidly expanding Chinese middle income class.  We believe this allows for an investment made up of solid, recession resistant assets that are located in the less saturated suburban areas of Shanghai.  These assets are essential parts of the representative communities, and act as a community center or gathering place for residents.

CCH possesses an exceptional ability to combine international capital markets with real estate.  We also implement a private equity fundamental approach of “deep dive” analysis to real estate as well as effectively utilizing capital market structures to extract value creation from real estate portfolios.  CCH holds a strong understanding of the China market while embracing profound insight on macroeconomic factors, government policies, and other drivers that impact China’s real estate landscape.

Leadership

Derek Ng
Co-Founder + Chief Executive Officer

Mr. Ng previously helped establish Mapletree Investments China operations in 2005 as its first China GM. His experience during his Mapletree tenure includes REIT (MLT) and private equity fund (MIC Fund), which spanned the logistics and commercial asset classes. Mr. Ng was instrumental in one of the first international commercial real estate firms to enter China in 1993, Jones Lang Wootton (now Jones Lang LaSalle). Mr. Ng was a pioneer in the newly opened Chinese market and set up and led the Commercial Department as well as the Investment Department years later. Subsequently, Mr. Ng became DTZ’s Executive Director and Country Head of the residential business unit, which comprised of over 500 staff across 9 offices in China.

Enoch Lim
Co-Founder + Chief Investment Officer

Mr. Lim came to China in 2005 to become a member of the inaugural team that helped Singapore’s sovereign wealth fund Temasek’s wholly-owned subsidiary Mapletree Investments establish its China commercial real estate platform. In 2007, Mr. Lim helped launch a US$1.15 billion real estate fund focused primarily on China. During his time at Mapletree, Mr. Lim evaluated commercial real estate investments and executed transactions throughout China, including the acquisition of Beijing CBD office towers in excess of US$550 million. These investments have been realized for excellent returns for investors. Prior to Mapletree, Mr. Lim held various positions at SVB Capital, Ernst & Young Capital Advisors, and Goldman Sachs, bringing international corporate finance, financial advisory, and investment expertise.

We operate our business in a manner which distinguishes us from others.  Our small, integrated team makes for a cross-functional, dynamic platform.  Collaboration across disciplines (investment, finance, development management, and asset management), empowers us to make holistic business decisions at the right time.

Our team has experience in international real estate capital market products, including REITs, publicly listed business trusts, and private equity funds.  In addition, we have extensive knowledge and expertise gained from well-known international retailers and developers, allowing us to develop and manage successful commercial real estate assets in China.
